Newport Beach
R.J. Murphy Construction, Inc. - Your Newport Beach General Contractor
Newport Beach is about 20 to 25 minutes from our Huntington Beach office without traffic, close enough for regular site visits from demolition through the final walkthrough. It is also where we built one of our largest homes, the 6,000 square foot Kings Modern Farmhouse.
The city is really several places at once. Balboa Island, Little Balboa Island, Collins Isle, Lido Isle and Newport Island were built up when Newport Harbor was dredged in the early 1900s. The Balboa Peninsula and West Newport run along the sand, Corona del Mar climbs the San Joaquin Hills, and Newport Coast, annexed in 2002, is newer hillside development. Each of them builds differently.

Our Newport Beach Construction Services
On the islands and the peninsula, houses sit close together on narrow lots, many reached by alleys, so staging, deliveries and neighbor notice are planned before anything is ordered. Up the hill, the questions shift to grading, views and drainage. Here is how our core services apply to Newport Beach homes.
- Custom Homes: Kings Modern Farmhouse is our Newport Beach showcase, a six-bedroom, seven-bath home designed with architect Eric Aust and TRU Studio, with shiplap-inspired custom carpentry and a subterranean garage.
- Whole Home Remodels: Opening up older harbor cottages and mid-century houses to the water, and bringing structure, plumbing and electrical up to current code while the walls are open.
- Room Additions: When a narrow lot is already built out, the answer is often up rather than out. Second-story additions need structural engineering and, near the bay, a close look at height limits and coastal rules.
- Doors and Windows: Large sliders and folding walls make the most of harbor and ocean views, but frames and hardware have to stand up to salt air coming off the water every day.
WHAT NEWPORT BEACH PROJECTS NEED
Before You Build in Newport Beach
Coastal Zone Permits
Much of Newport Beach lies in the California Coastal Zone, so a new house or a large addition can need a coastal development permit alongside the building permit from the City of Newport Beach. We sort out which reviews apply before drawings are finished.
Island Access and Logistics
Balboa Island connects to the mainland by one short bridge and to the peninsula by the three-car Balboa Island Ferry. Deliveries, dumpsters and crew parking all need a plan that works for the neighbors as well as the schedule.
Harbor Weather
Homes along Newport Harbor and the open ocean take salt spray and damp marine-layer mornings. Fasteners, flashing and exterior finishes are chosen for that exposure, not for an inland house.
Budgeting a Newport Beach Build
Lot size, topography, coastal approvals and finishes drive a Newport Beach budget more than square footage alone. We price those items openly at the start so the number you plan around holds up.
