5 Things to Consider When Remodeling in Huntington Harbour

With 34 years experience in Huntington Beach we have seen a lot of recurring problems over the years. Here are some of the items to consider when considering a remodel, specifically in the harbour area:

Is your slab post tension?

A lot of homes (especially on Trinidad island) have post tension cables in the slab. It leads to a cohesive foundation that doesn't tend to crack which is great. But if you are remodeling you can not just go and cut into these cables. This is important because the typical cost is $1500-$2000 for each cable that is damaged.

There are a few ways to determine if your home has a post tension foundation;

  • There may be a stamp in the garage concrete that notifies you of P.T. cables
  • If you have the original set of plans there will be a note indicating P.T. or Post Tension
  • We can use a metal detector to identify if post tension cables are present

The salt air can cause many issues to arise on many Huntington Beach homes

For Air Conditioning condensers we always recommend a salt air coating to extend the lifespan of the AC.

  • The salt air coating will extend the life of your AC unit
  • It will protect your unit from moisture, chemicals and minerals
  • Highly recommended in beach environments

Metal handrails get eaten alive by the salt air

Using any old stainless steel wont suffice. You'll want to use the marine grade 316 stainless steel for handrails/guardrails.

The weather will take it’s toll on all exterior materials of your home

 If you are going for a stained wood look - just remember that maintenance will be needed every 2-5 years to keep your home looking sharp. Paint will hold up much longer, more likely in the 5-10 year range.

We see a lot of dry rot on the siding, trim and beams of harbour homes

Often times when we open up a deck and the framing members will be rotted through completely. Keep it in mind when you are considering your budget there may be some unforeseen necessary repairs.

  • We like to use Windsor One building materials for exterior wood applications
  • When we come across dry rot, we use a two part epoxy to repair existing wood, when possible.
  • We also use a wood hardener which strengthens and reinforces the deteriorated wood to support the use of wood filler and provide a seal against further moisture penetration
